Job Summary
Pearl Marina Estates is seeking a proactive and hands-on Estate Manager to oversee the daily operations, maintenance, and occupancy of the estate in Entebbe. The successful candidate will ensure that the property remains clean, secure, and well-maintained while maximizing occupancy through strategic marketing and excellent tenant relations.
This role is ideal for detail-oriented, results-driven professionals with experience in estate management, facilities maintenance, and real estate marketing.
Key Responsibilities
A. Estate Maintenance & Operations

Perform daily inspections to ensure the estate is clean, functional, and aesthetically pleasing.

Oversee landscaping, cleaning, plumbing, electrical, and general maintenance tasks.

Enforce estate security protocols, including CCTV monitoring, gate access, and guard patrols.

Prepare and manage the estate budget, monitoring expenditure and maintaining petty cash accounts.

Coordinate major repairs and renovations with contractors.

Ensure proper functioning of water, drainage, and sewage systems.
B. Occupancy & Tenant Management

Actively market the estate for short-term and long-term tenants.

Manage tenant screening, onboarding, and lease facilitation.

Provide excellent tenant support by resolving issues, complaints, and maintenance requests promptly.

Conduct inspections upon tenant departure to ensure compliance with lease agreements.

Organize tenant engagement programs to foster community.

Enforce estate rules and document breaches and resolutions.
C. Security & Emergency Response

Implement and maintain 24/7 estate security measures.

Be on call for emergencies such as fire, water leaks, security intrusions, or structural issues.

Train estate staff and residents on emergency procedures and safety protocols.
D. Reporting & Communication

Prepare weekly and monthly reports on estate maintenance, occupancy, security, and financial performance.

Maintain clear communication with homeowners, owners, and stakeholders.

Provide recommendations for improving estate services and tenant retention.
Requirements
Qualifications & Skills:
-
Bachelor’s degree in Engineering, Real Estate, Marketing, or Project Management – 2nd Class Upper Honours.

Professional certification in Estate Management, Valuation, Facilities Management, or related fields.

Strong experience in estate management, property maintenance, or facilities operations.

Proven ability to manage operations, budgets, and maintenance activities efficiently.

Strong sales and marketing skills to achieve high occupancy.

Knowledge of tenant management, lease agreements, and relevant legalities.

Experience managing and training estate staff (cleaners, guards, landscapers, etc.).

Excellent communication, leadership, and organizational skills.

Familiarity with property management software is a plus.

Work Experience: 2–5 years relevant experience.

Education: High school minimum B+ (for consideration in addition to bachelor’s degree).
